Start with the resources I’ve provided. There is no charge for this information. These will help get you started in terms of assessing your real estate situation and planning for a stress-free and successful sale.

The real estate market in Southern Oregon is volatile, especially lately, and it takes an experienced professional to move your house quickly, professionally, and profitably.

The least of my services include the following:

  1. We begin with a comprehensive CMA (comparative market analysis) to determine the price range that your house would most likely sell for at the current market conditions with consideration of future trends.
  2. Next we will create a net sheet based off all typical costs involved in selling your house, which shows you what your final net profit will be.
  3. We perform a listing presentation to ensure that you have the knowledge and confidence in the process of selling your property. We also answer every question and concern you may have, providing honest feedback and facts. This is of course carried throughout the sale and beyond.
  4. We do a complete photo session with quality digital photos of the inside and outside of your house and neighborhood.
  5. We will then create the detailed MLS listing with photos and description.
  6. We purchase a Home Warranty for the Seller to cover the home during the listing period ($300 value)*.
  7. We then determine the best marketing approach given the current market trends and seller's situation.  This includes a sale sign and flyer box at your house, extensive website advertising on over 120 websites, Pro-quest 1-800 number on the sign for additional information message and buyer capture, and of course the MLS listing.  Other services such as an ad in The Real Estate Book and/or Move2Oregon, open house tour for MLS buyer agents, and many other options are available as well depending on the complexity of marketing your particular property.
  8. We aggressively pursue buyers for your home by following up every lead on the 1-800 number inquiries, door knocking in your neighborhood, website leads, checking with other agents about current clients looking for a home such as yours, sending flyers to all MLS agents, and obtaining feedback from every showing.
  9. Arrange with buyers and agents to view your house and coordinate complex time schedules, such as appraisals, inspections and contractor work.

  10. Negotiate offers with knowledge and experience for the best price with YOUR interests in mind.

  11. Coordinate all time-sensitive requirements and process flow between buyer, seller, mortgage broker, lender, government agencies, escrow office, etc.

  12.  

    Perform all necessary paperwork (amazing amount of forms required) with professional knowledge and skill, while assuming liability on your behalf for errors and omissions.
  13. Verify all contingencies are appropriately handled and satisfied as quickly as possible, making sure you are kept in the loop in all phases.
  14. We will be there with you at the close of escrow to insure everything is performed correctly and to your satisfaction.
